This house was originally constructed in 1888 by the Mitchell family. It was extensively renovated some time around 1930, when two porches were enclosed and a rock veneer applied over the entire exterior.
The 2153 square-foot house will be completely renovated from top to bottom. It has been gutted to the studs. All structural repairs will be made, roof overhangs added all around with wood soffits and copper gutter, and an all new floor plan implemented that includes a nearly 55 foot-long great room with kitchen at one end, breakfast bar opening to a fireplaced dining area, and living room next to that. The ceiling will be vaulted like a church and the gable roof line extended from the main house over the flat-roofed kitchen area. The house will also include three bedrooms and three baths, with all three bedrooms having private bath access with one having access to the back hall for guests. All three baths will have skylights. There will also be a laundry area off the back hall.
The house will have all new high quality plumbing, electical, and HVAC systems. It will be cellulose insulated and have a stainless gas range, vented range hood, and dishwasher, as well as new washer and dryer. It will have central home audio. All interior trim will be milled on site and all interior doors replaced with wood doors--either 6-panel or french light.
Drywall will be smooth finish, trim painted, and doors stained. Kitchen cabinets will be all wood and stained. Kitchen counters will be tile with no-drip sink cap and sanitary cove. The bath floors will be tiled in a vintage mosaic style typical of my other houses. Master bath will have custom tile shower, two sinks, and clawfoot tub. The exterior of the house will be steam cleaned and acid-washed and have all new multi-pane wood windows, restored orginal exterior doors, with one new wood french door off of the kitchen. All trim will be repaired or replaced. Overhangs will be added to all rooflines and copper gutter installed. There will be a new architectural shingle roof and restored chimney cap. All stone will be tuckpointed and repaiired as required. The yard has been cleared, major trees pruned or removed, and all landscaping will be redone professionally. There will be new water and sewer lines installed. The rear lot is in the process of being carved off. If that process is successful, an approximately 1300 sq. foot bungalow-style house will be built facing Maple there. Both houses will share an expanded driveway off of Maple with parking behind the houses.
My goal is to complete this rehab for $150K beyond the $185K I paid for the house with a targeted sale price of $450K. This will be $225 per square foot sale price. 413 North Willow (1960 sq feet--a house I also redid) sold for $555K.. The house I redid at 534 N. Willow and currently live in has approximately 3500 sq feet plus a barn with office and I turned down an offer of $985K cash for it. I am seeking a construction loan of $150K to accomplish this renovation of 432 N. Willow. The carved-off lot and new house will be a separate project.
