This 1300+ square foot downtown bungalow is perfectly located as it sits between Dickson Street and Lafayette Avenue near the Fayetteville Post Office. It's off the beaten path and noise of Dickson while still keeping all of downtown's amenities easily accessible by foot.

Freshly designed stone steps take you from the front driveway to the top of the new stone retaining wall, and direct you up new guardrails and stairs that flow down from the front porch. The front porch, which is well above street level, is completely rebuilt and allows for plenty of places to relax without being in the way of circulation. The external face of the house has a whole new feel as the front door is completely restored, all of the other exterior doors are brand new, all of the windows are rebuilt, and a new roof has been added.

The front porch lines up perfectly with the 31-foot living room that extends all the way through the house to the new french doors for the private back patio. This connection to private outdoor spaces greatly increases ventilation by allowing for the opening of windows and doors without worrying about privacy. The living room, which is the heart of house, houses a new gas fireplace and leads to the kitchen and two small halls on either side of the house. The interior house has been renovated in high quality fashion. All the hardwood floors have been restored, there are new ceilings throughout the house, the interior trim has been replaced (with trim more added), all interior doors are new with many being French doors, all the light fixtures are new, the HVAC has been completely overhauled, and there's a new screened in porch.

The kitchen has access both to the living room and back patio, and has two walls with windows to fill it with natural light. It's been completely transformed from the structure out, with new interior walls, new cedar shingles on the exterior, new custom made counters and cabinets, and all new appliances (which include the refrigerator, dishwasher, gas stove, range, front-load washer, and dryer). The back patio is concrete and visually acts as an extension of the living room. There are grass areas on either side of it that stretch around the house that would be perfect for gardens or pets; since there is a six-foot fence surrounding it. A gate in the fence gives access to a private alley behind the house.

The two small interior halls that flank the living room each have a full bath, and each bath has been fully remodeled with new tile floors, tile trim, and some new faucets and toilets. The new water heater will be sure to keep them working as good as they look.

Off the first hall there is access to a bedroom that looks out to the back patio. This has a large closet and all the interior renovations as previously mentioned, and with windows on two sides it has great natural ventilation and light. This first hall also connects to a bedroom/office, which in turn connects to a new sun room. The bedroom/office also has two large closets with a built-in bench between them, a new French door access to the large front porch, and the sliding doors to the sun room have been converted into double French doors that swing out. The screened in sun room is above part of the driveway and has floor to ceiling windows on 3 sides as well as a pitched ceiling. This is the perfect reading room since it has the most natural light and great natural ventilation.

Off of the second hall, on the other side of the living room, is access to another bedroom and stairs down to the basement. Looking out over the front and side yard, the bedroom has a large closet and windows on two walls for the continued theme of great natural ventilation and light. The stairs down to the basement reveal a 745 square foot space perfect for storage or projects. A new garage door has been added, part of the foundation was repaired, and there's a new sump pump. Walking through the garage door takes you under the new sun room and back into the driveway and front yard.

With a complete interior and exterior quality renovation, this downtown bungalow is a great package. It's walkable distance to the Farmer's Market, the Fayetteville Public Library, and the University of Arkansas will keep you efficiently and affordably connected to the city network, and it's quiet street allows for privacy. It is the perfect place for rest in the middle of the downtown activity.
